Why isn’t my house selling in Wake County?

Showings but no offers, or no showings at all? Each one points to a different fix.

The problem: Your home has been on the market longer than its neighbors, and you’re wondering whether to cut the price, change the photos, or wait.
The fix: Get honest feedback, fix what buyers keep noticing, re-check your price against search brackets, and compare a credit with a cut before you change anything.

What does it mean if I get showings but no offers?

Buyers are interested enough to visit but see a better value elsewhere once they’re inside. Usually that points to condition, layout surprises, or a price that doesn’t match what they just toured nearby.

Ask your agent for showing feedback in writing and compare your home, room by room, with the homes that went under contract nearby while yours sat. Small repairs, fresh paint, decluttering, or a pre-listing inspection can remove the objections buyers keep raising.

What does it mean if I get very few showings?

The listing isn’t earning the click. Buyers search online by price brackets, so the price, the first photo, and the description decide whether they ever book a tour.

Check where your price lands in common search brackets. A home listed just above a round number can miss every buyer searching below it. New photography and a stronger first image are often the cheapest fix.

Should I drop my price, and by how much?

Only after you’ve ruled out presentation and access, and then by enough to put the home in front of a new group of buyers. A small cut that doesn’t change search brackets often changes nothing.

Before cutting, compare a price reduction with a seller credit toward the buyer’s closing costs or rate. They affect your net differently; ask your agent for a net sheet showing both. Commission and concessions are always negotiable.

Is it worth waiting until spring?

It depends on your next move, not the calendar. If you need to buy next, how you’ll pay for that home matters more than the season.

Fall and winter buyers tend to be motivated. If you stay listed, keep the home warm, bright, and easy to show.
